What is a building automation system (BAS)?

A building automation system (BAS), sometimes called a building management system (BMS), is the networked control system that runs a building’s HVAC — and often lighting and other systems — automatically, according to programmed logic. It reads sensors, runs sequences of operation, commands equipment, trends data, and raises alarms, giving the owner centralized control, visibility, and the efficiency that manual operation cannot match.

What a BAS actually does

At its core, a BAS automates the building. Instead of someone manually adjusting equipment, the system reads conditions — temperatures, pressures, occupancy, outdoor air — and runs equipment according to a programmed sequence of operations: starting and stopping units, modulating valves and dampers, staging capacity, and holding setpoints.

It also records what is happening (trending), warns when something is wrong (alarming), and lets staff see and adjust the whole building from one place.

The components

A BAS has four layers. Sensors and inputs measure conditions. Controllers (direct digital control devices) run the logic. Output devices — actuators, relays, variable-frequency drives — act on equipment. And a supervisory layer or front end ties it together with a dashboard, schedules, trends, and alarms.

These are connected over a control network, increasingly using open protocols so devices from different makers can talk to each other.

BAS vs BMS vs thermostats

A programmable thermostat controls one piece of equipment locally. A BAS controls the whole building’s systems in coordination, with central visibility and logging. The terms BAS and BMS are used interchangeably; BMS sometimes implies a broader scope including security, fire, and lighting integration.

The jump from standalone thermostats to a BAS is the jump from a building that is operated unit-by-unit to one that is managed as a system.

What it does for the owner

Three things, mainly. Efficiency: optimized scheduling, setpoint control, economizing, and staging cut energy use. Visibility: trends and alarms surface problems before they become failures or comfort complaints. Control: staff manage the building remotely and consistently instead of reacting.

Open vs proprietary

A BAS can be built on open protocols like BACnet or locked to one manufacturer’s proprietary platform. Open systems keep the owner free to choose service providers and expand with different equipment; proprietary systems tie the owner to one vendor for the life of the building.

Designing a BAS into a project

A BAS is only as good as its design. The points list defines what it can see and do; the sequences define how well it runs the building; the protocol choice defines who can service it. Designing those vendor-neutrally, and commissioning the sequences at startup, is what separates a BAS that delivers from one that becomes shelfware.
